KOLBENOVA CITY DEVELOPMENT

At present the former manufacturing halls are partially used as storage or administration premises, but mostly as a sought-after base for film and television crews. For those interested to lease premises please see the pages of individual projects, their overview is given on page "Offer".

Revitalisation of the Kolbenova City Development grounds will take place in a horizon of a number of years. The long term process can be compared to changes, that have occurred or are still occurring in Prague city quarters Smíchov or Karlín. One of the first tasks is to "tidy-up" Vysočany and to improve the surrounding environment. Steps that will help, are for instance: control of parking, maintenance of present greenery, dismantling of collector - a blue "monster" running through half of Kolbenova street; grass strips between tram rails, that will "break-up" the grey asphalt road, removal of fencing around the manufacturing grounds and other.

Simultaneously reconstruction of selected objects that are of architectonic value, will take place. Other objects will be demolished. The land, subsequently, will be used to build new objects and will also provide space for new communications, that will connect and make accessible the so far tightly closed area of Nove Vysočany.

Future changes include the reconstruction and construction of office buildings with medium or higher standard of furbishing, commercial premises, offer of accommodation in a block of flats or individual family houses with direct connection to greenery in neighbourhood of the planned Park Rokytka.

The first stage of revitalisation commenced with the reconstruction of
  • commercial and administration building KCD 13 of architectonic interest
  • listed building - villa of prof. arch. Libra KCD 40 on Kolbenova street and the neighbouring object
  • KCD 4 building to an administration object
In the following stage of revitalisation the following will be done
  • Reconstruction of object KCD49-50. Work will begin by pulling down the present KCD50 hall, in its place 4 individual office objects will be built. The neighbouring five storey building KCD 49 will subsequently be reconstructed with 3 more floors added. After reconstruction the building will offer more than 20 000 m2 of office premises including 3 floors of underground garages and approximately 2 000 m2 of commercial premises.

At the beginning the CODECO, a.s. company team elaborated an investor's assignment, on the basis of which a number of leading Czech architectonic studios worked out their qualified opinions to the possibility and form of the future usage of Kolbenova City Development grounds. Great emphasis was given to preservation of the historical track as the Genius Loci of the territory and emphasis on greenery, of which there is a fair abundance on the territory.
