
OVERVIEW OF BASIC CONDITIONS
Term of lease
The Lease contract is concluded for an indefinite period with three months notice period. In the case of large premises the contract is based on a particular agreement.
Rent
Rent (including VAT) is paid monthly, payment is due to the twentieth day of the month previous to the month the rent is paid for. The rent is set as a fixed sum in CZK for square metre per month. The lessor has a right to adjust the rent according to the measure of inflation, declared by the Czech Statistical Office. The rent is up to 120,- CZK per one square metre per month, dependent on the size of the premises.
Security deposit
A security deposit in the amount of one month's rent is due to be paid, at the latest, on the day of handing over of the leased premises.
Additional services
Additional services (specific for tenant) include costs of operation, maintenance, repairs, cleaning, insurance of all premises, fixtures and fittings that serve individual tenants, which are built and financed by them. These expenses are carried directly by the tenant according to actual costs. Included into additional services are mainly costs for electric energy, heating, water rate and sewage charges.
Common services
Common services include all costs of operation, maintenance, repairs, cleaning, illumination of common premises, also they include clearing snow in the whole grounds and respective land lots serving the grounds as a whole or used jointly by individual tenants. To this belong all other related services, work and deliveries, such as functioning of the gatehouse, premium for insurance of grounds, all present and future real estate taxes, charges and costs for house personnel.
The monthly lump sum for common services is in the amount of 15,- CZK for each square metre of premises.
